  1. He’s also wrong about who this “loosening” of the lending rules would help. It was to help people that could afford the mortgage; they just couldn’t afford the 10-30% down payment that is normally required for 1st time home buyers. It also meant that they would have to pay a monthly PMI (private mortgage insurance) until they reached that 30% mark. No one forced the lending institutions to provide ARM loans, balloon payments or even interest only loans. Their assumption that the “poor” would understand this whole process (considering that nearly 100% had no experience in these types of transactions) was completely insane and foolish. Deregulation guaranteed that whoever had the loan could and would sell it as fast as possible, gambling on not being the one holding it when it failed. They screwed themselves, they screwed the poor and they screwed the nation.
